Palmdale sits about eight miles south of us, straight line. It is our nearest large neighbor and, along with Lancaster, one of the two big population centers in the valley. It is also the largest concentration of tract housing in the service area, and tract housing means a lot of driveways and backyard slabs that all went in around the same time and are all reaching the same age together.

The city recorded 169,450 residents at the 2020 census across a planning area of roughly 174 square miles, with about 46,000 households and two thirds of them owner occupied. That mix, a lot of homes, mostly owned by the people living in them, is why replacement work is the bulk of what we do here rather than new construction.

Palmdale is also its own city with its own building department, which matters more than people expect. It is not Los Angeles County, and the process for anything permitted runs through the city instead of the county.

The ground here

The ground under Palmdale is not uniform

The city describes its own terrain as running from hillsides on the western, southern and eastern edges into an expansive and relatively flat central core. That split is the first thing we look at before pricing a job here. A driveway in the flat middle of town and a driveway in Anaverde or Ritter Ranch are different jobs, because one of them involves grade.

On the hillside side, in areas like Rancho Vista, Anaverde and the Ritter Ranch specific plan, you get sloped driveways, stepped walkways and transitions between levels. Those need drainage thought through before the forms go in, not after. Water that has nowhere to go will find the lowest point on your slab and stay there, and a slab that stays wet is the one place in this dry climate where freeze damage genuinely becomes a risk on cold nights.

The city's own overview names Amargosa Creek, Anaverde Creek, Little Rock Wash and Big Rock Wash as the watercourses crossing the planning area. If your property is anywhere near one of those, grading and slope on flatwork stop being an aesthetic question.

The San Andreas fault runs along the south side of the city. You can see it directly in the Palmdale Roadcut on State Route 14, which is a well known exposed cross section of the fault. It is genuinely interesting geology and, to be straight about it, not something that changes how we pour a residential driveway. The city's own general plan environmental review concluded that liquefaction and lateral spreading are unlikely across the planning area.

Popular in the newer hillside subdivisions, where the house is already finished to a standard the driveway does not match.

Sloped and stepped access

Hillside lots in the west and south need stepped walkways and grade transitions rather than a single flat run.

Side yard and RV access

Long narrow pours down the side of the house, usually to get a trailer or an RV off the street and onto the property.

Walkways and entries

Front approaches that get replaced along with the driveway so the whole frontage matches instead of showing its age in patches.

Worth knowing

Two things specific to Palmdale

Permits go through the City of Palmdale, not Los Angeles County. Palmdale incorporated in 1962 and runs its own Building and Safety department. If you have talked to a neighbor in Quartz Hill or Acton about their project, their process was a county process and yours will not be. Anything in the road right of way, a driveway approach in particular, is usually a separate permit from anything on the property itself. We will tell you what your specific job needs rather than guessing at it.

The other one is the Pearblossom Highway corridor southeast of the city, running out through Littlerock toward Pearblossom. It is a different environment from the city proper: more rural parcels, longer driveways, and the Little Rock and Big Rock washes crossing the area, so alluvial ground and flood routing matter more than they do in town. It is also worth knowing that the Little Rock Dam out that way, built in 1924, was the tallest multiple arch reinforced concrete dam in the world when it went in, and has been repaired and rebuilt in concrete three separate times since. A hundred year old concrete structure a few miles from town is a decent reminder of what the material does when the base and the detailing are right.

Palmdale questions

Is Palmdale inside your normal service area?

Comfortably. It is one of the closest communities to our base, so it is a routine call for us. We come out and look at the job in person before quoting anything.

Do Palmdale permits go through the county?

No, and this catches people out. Palmdale is an incorporated city with its own Building and Safety department, so it handles its own permits. Only the unincorporated areas like Quartz Hill, Acton and Lake Los Angeles go through Los Angeles County.

My driveway is on a slope. Is that a problem?

It is a design question instead of a problem. Hillside lots in Anaverde, Ritter Ranch and Rancho Vista need the drainage planned before the forms go in, along with the right slope and sometimes stepped sections. Done properly a sloped driveway lasts exactly as long as a flat one.

All the driveways on my street are cracking at once. Why?

Because they were almost certainly poured at the same time by the same crew to the same spec. Tract construction ages together. If the base preparation or the joint spacing was marginal when the street went in, every house on it finds out within the same couple of years.

Can you match the stamped pattern my neighbor has?

Usually, yes. Most stamped patterns come from a fairly common set of mats and the color comes from integral color plus a release. Bring us a photo and we will tell you honestly whether it is a match or just close.

Do you work out toward Littlerock and Pearblossom?

Yes, the Pearblossom Highway corridor is inside our range. Those are more rural parcels with longer driveways, and the washes out that way mean drainage and grading get more attention than a job in the middle of town would need.
