Quartz Hill sits about four and a half miles southwest of us in a straight line, closer than anywhere else we cover. It is also the densest community in our service area, roughly 11,400 people inside about three and three quarter square miles, so it feels like a town rather than a scatter of parcels.

Orchard land, and what that left behind

Quartz Hill was farmland well into living memory. As recently as the 1970s the area was largely agricultural, with almonds, alfalfa and turkeys as the cash crops, and the residential buildout followed as the orchards gave way and the workforce shifted toward the aerospace plants. The Almond Blossom Festival that the Quartz Hill Chamber still runs at George Lane Park is a direct survival of that history.

That past shows up in the ground in two ways that matter to us. The first is trees. Orchard land leaves mature trees, and mature trees near flatwork mean roots, which is one of the more common reasons a driveway or a walkway out here lifts at one edge rather than cracking evenly. Root heave has to be dealt with at the base stage, because pouring over it just relocates the problem by a couple of years.

The second is irrigation. Land that was farmed has old water infrastructure under it, some of it abandoned and unmapped. That is worth knowing before excavation, and it is a good reason to tell us what you know about your property when we walk it.

Quartz Hill is unincorporated, so it falls under Los Angeles County instead of the City of Lancaster, even though it shares Lancaster's ZIP code and plenty of residents use a Lancaster address. That means county Building and Safety for anything permitted, and separately a Los Angeles County Public Works road permit for work in the road right of way, a driveway approach being the usual case. If a neighbor in Palmdale told you how their permit went, that was a city process and yours will not be the same.

The other one is the address itself. Sharing 93536 with west Lancaster means listings, deliveries and databases disagree about where you live. It has no bearing on the work, no bearing on what we charge, and no bearing on our travel. Either way you are about as close to us as anyone in the valley gets.

No, though the ZIP code makes it look that way. Quartz Hill is an unincorporated community in Los Angeles County that shares the 93536 ZIP with west Lancaster. For permits that distinction matters, because it means county rather than city. For getting a driveway poured it makes no difference at all.

It can, and the fix has to happen below the slab instead of on it. Repouring over lifted ground without addressing the roots and re-establishing the base just resets the clock. On old orchard land it is a common problem.
